Welcome to our hotel. Please review the following policies to ensure a pleasant stay for all our guests.
Policies
Check-In and Check-Out Times
- Normal check-in time is 4:00 PM.
- Guests must vacate the room by 12:00 noon on the scheduled date of departure.
Early Check-In Options
- Early check-in is available to provide flexibility during your stay:
- $35 for check-in at 1pm
- $30 for check-in at 2pm
- $20 for check-in at 3pm
- Based on availability
Minimum Stay Requirement
- Certain dates have a minimum stay requirement and cannot be adjusted to a one-night stay. Please check with the front desk for specific dates.
Hotel Liability
- The hotel is not responsible for fire, theft, damages, or loss of any items left in the hotel or vehicle.
- Due to Covid-19, we do not store any lost and found clothing items.
Parking Lot Liability
- The hotel is not liable for any damage or theft of vehicles in the parking lot. Guests are encouraged to secure their vehicles and belongings.
Pet-Friendly Rooms
- We welcome up to two dogs per room in our designated pet-friendly rooms. No cats allowed.
Pet Guidelines
- Pets must be on a leash at all times when outside the guestroom.
- Utilize designated pet bathroom areas and dispose of waste using bags provided at the front desk or in stands around the hotel.
- Only assistance guide dogs are allowed in public areas such as the dining area, swimming pool, meeting/banquet rooms, fitness room, business center, and non-pet friendly guestrooms.
- Do not leave pets unattended in guestrooms to avoid noise disturbances.
- Pets must be restrained while hotel employees service the room.
- Pets are not allowed on beds or furniture. A pet blanket can be provided by the front desk.
- Please do not bathe pets in the hotel tub. Our front desk can refer you to a local groomer.
- Extra cleaning fees may apply if significant cleaning is required.
Government Rate Booking
- The fastest way to book our government rate is to click here. An active Government ID or Business Card is required upon check-in.
Government Exemption Form
- If you claim a federal employee exemption, a Government Exemption Form is required. You can find these forms on our website at Government Exemption Form. Once you fill it out, please email the completed copy to Jennifer at Jennifer@peppertreeinns.com.
Covid-19 Stay Over Service
- Stay over service is available by request only. Guests must not be present during the service and must authorize service with the front desk.
Quiet Hours
- Please respect other guests by keeping noise to a minimum between 10:00 PM and 8:00 AM.
Lost and Found
- The hotel takes no responsibility for any lost or damaged items. Due to Covid-19, we do not store any lost and found clothing items. Please contact the front desk for assistance with other items.
Pool and Fitness Center
- Use of these facilities is at your own risk. Children under 16 must be accompanied by an adult.
Emergency Procedures
- In case of emergency, please follow the instructions provided in your room and by hotel staff.
Group Cancellation Policy
- Groups will have a strict 30-day/14-day/7-day cancellation policy for their reservations. This policy is in place to allow the hotel adequate time to resell the rooms should there be a cancellation. Releasing rooms back into inventory and finding new customers requires significant time and effort, especially for group bookings.
- Cancellations or significant alterations to the reservation must be made no less than 30 days prior to the scheduled arrival date. This 30-day period is a strict requirement.
- Any cancellation or modification made within 30 days, 14 days, or 7 days (depending on what is agreed upon with the group) of the arrival date will not be eligible for a refund or waiver of fees, regardless of the circumstances.

A: We have a 24-hour cancellation policy. This can vary based on how you booked. If you booked through a third-party site like Expedia or Booking.com, you must cancel through them. Q: Do you offer airport transportation?
A: Yes, we offer an airport shuttle service only at our Spokane Airport property. To book your airport shuttle, please use the following link: https://trackmyshuttle.com/a/3711.
Q: Are rollaway beds available?
A: No, rollaway beds are not available. Our king bed rooms have a pull-out couch, but rooms with two queen beds do not have pull-out couches.
Q: Is WiFi access available?
A: Yes, complimentary WiFi is available throughout the hotel. Wifi Support 1-888-897-3082
Q: What is your smoking policy?
A: All guest rooms and public areas are non-smoking. A cleaning fee will be charged for any violations.
Q: Do you have ADA compliant rooms?
A: Yes, ADA-compliant rooms are available. Please request at the time of booking to ensure availability.
Q: What is your pet policy?
A: Dogs are welcome, and we allow up to two dogs in a rented room. A $35 per day per dog pet fee will be applied. The size limit for any one dog is 80 pounds. No cats are allowed. Let us know if you would like to add this to your reservation by providing your name and confirmation number. Q: Are bathtubs available in the rooms?
A: Some rooms feature bathtubs. Please request a room with a bathtub at the time of booking to ensure availability.
Q: Do rooms have refrigerators and microwaves?
A: All rooms are equipped with mini-refrigerators and microwaves, except for our Nampa property, where rooms do not have microwaves. Guests at Nampa can use the microwave located in the breakfast room.
Q: Do you offer breakfast?
A: Yes, we offer breakfast. Breakfast hours are from 6:00 AM to 9:00 AM for our Bend, Nampa, and Omak properties, which provide a complimentary hot breakfast buffet. For our Spokane Airport property, rooms come with two breakfast vouchers to Denny's or Breakfast Bags with a Breakfast Sandwich (up to 4). Additional vouchers can be purchased at the front desk. Just let us know.

A: Swimming Pool: Open daily from 8:00 AM to 10:00 PM. Gym: Open 24 hours.
Q: Is my credit card charged at the time of booking?
A: For standard reservations, your credit card will be pre-authorized but not charged (posted) until check-out. Non-refundable rates require full payment at the time of booking—no cancellation available.
Q: Can I modify or cancel a reservation made through a third-party site?
A: Modifications or cancellations for reservations made through third-party sites must be made directly through the third-party site.

A: Refunds are issued according to our cancellation policy. Non-refundable rates are not eligible for refunds.

Q: Can I use my credit card to book a room for someone else?
A: Yes, you can use your credit card to book a room for someone else. Please ensure the guest's name is on the reservation. Make the reservation, and then use the following Credit Card Authorization Form to complete the process. Once completed, email it to us at phgteam@peppertreeinns.com or use our texting feature to let us know.
Q: Can I leave my car?
A: We offer park and fly which is $5 a day (up to 30 days). Just text/email us to let us know how long you plan on staying and we will add it to your reservation. Our Park + Fly parking is located at the back of the hotel along the fence. You will need to get a voucher from the front desk. Please display on your front dashboard.
Q: Do you have cribs/pack and plays?
